The data

Where does the data come from?

Every address is validated against the USPS Addresses API using Delivery Point Validation (DPV) — the same system the post office itself uses to confirm a piece of mail can be physically delivered. We only ship addresses that pass DPV with a confirmed deliverable status. ZIP+4 codes come from the same source. We don't buy lists from third parties or scrape directories.

How fresh is the data?

Lists are verified before they go on sale and re-checked every 60 days. The product page for each building shows the exact "last verified" date so you know exactly how recent the data is before you buy. If a unit stops passing DPV (vacated, demolished, renumbered), it comes out of the list on the next cycle.

What deliverability rate should I expect?

Because every address passes USPS DPV before it ships, you should expect 97–99% deliverability on a freshly purchased list — well above the 80–90% typical of scraped or compiled apartment lists. Undeliverables can still happen (a tenant moved out after our last verification cycle), but the rate is low enough that it won't meaningfully affect your postage costs.

How many addresses does a typical list have?

It varies a lot by building. Smaller garden-style complexes might have 60–120 units; mid-size suburban buildings often run 150–350; high-rise towers in dense metros can reach 400–800+. Each product page shows the verified unit count before you buy so there are no surprises. Use the unit count to estimate postage costs before checkout.

Using your list

Can I use these for real estate farming?

Yes — that's the primary use case. Real estate farming with apartment lists works well for two audiences:

Renters as prospective buyers. Apartment residents are statistically more likely to be first-time homebuyers than the general population. A consistent postcard campaign to a 200-unit building over 6–12 months puts you in front of every potential buyer at that address before they start searching online. Most agents mail quarterly; high-conversion farmers mail monthly.

Apartment owners as prospective sellers. If you work with investment property, the building's owner (not residents) is the target. In that case you'd want the owner's mailing address rather than unit addresses — a different product. Our lists are unit-level resident addresses.

Will these work with my postcard printer or mail service?

Yes. The CSV and Excel files drop directly into every major direct mail platform: PostcardMania, Click2Mail, Taradel, Canva Print, VistaPrint, and most real estate CRM mail tools. The column layout is standard: Recipient, Street, Secondary, City, State, ZIP. The PDF label files print straight onto Avery 5160, 5161, and 5163 sheets — or open the included editable versions in Word or Google Docs to change the greeting first — buy the matching sheets at any office supply store and print in-office.

What name goes on each piece of mail?

We don't have tenant names — only verified delivery addresses. Every record uses the salutation "Our neighbor at:" as the recipient line, which reads naturally for resident-targeted mail and avoids the awkward "Current Resident" phrasing. This approach also stays USPS-compliant for saturation and EDDM-adjacent campaigns.

Can I filter by ZIP code or neighborhood?

Our catalog is organized by individual building rather than by geography. You choose specific buildings (or request new ones), not a radius or ZIP code dump. This means your campaign is exactly as targeted as you want — one building, a handful of buildings in a specific submarket, or a whole city's worth if you want volume. Use the Browse page to filter by state and city to find the buildings you want.

Do I own the list after buying?

Yes — outright. Once purchased, the list is yours to use across as many campaigns and mailings as you want, with no expiration, no per-mail fees, and no usage tracking. Re-download up to 5 times within 30 days of purchase from your account page. If you need a fresh re-verification after the 30-day window, contact support and we'll sort it out.

Do you cover my city?

We're actively expanding — new buildings are added every week. Browse by state or city to see current coverage. If a building you want isn't there, use the Request a list form. Paste in as many addresses as you have (one per line is fine), and we'll research, build, and verify each one. Most custom requests are delivered within 48 hours.

What if a list isn't in the catalog?

Use the Request a list form and paste in the building address (or several). We'll build and verify a new list and notify you by email when it's ready to purchase — usually within 48 hours. There's no charge to submit a request.

Ordering & delivery

How do I receive my list?

As soon as your payment clears, we email your list directly to the address you used at checkout. The email arrives within seconds and includes all files as attachments — no portal sign-in, no expiring download links, just the files in your inbox ready to use.

Can I see a sample list before I buy?

Yes — download a free 25-row sample bundle. It uses fictional addresses but is formatted exactly the way every real list ships: CSV and Excel for mail-merge, plus PDF label sheets and editable label sheets (Word/Google Docs) for Avery 5160, 5161, and 5163. No email required.

What files are included in the order?

Each list ships as a ZIP attachment containing five files. Every file uses "Our neighbor at:" as the salutation so mailings read naturally without needing individual tenant names.

CSV (_addresses.csv)

Raw rows, standard columns: Recipient, Street, Secondary, City, State, ZIP. Imports directly into mail-merge tools and direct mail platforms.

Excel (_addresses.xlsx)

Same layout as the CSV — six columns, ready for Excel mail merge or upload to a postcard service.

PDF + editable label sheets — three sizes

What if I didn't get my order email?

Check your spam or promotions folder first — the attachment occasionally trips aggressive filters. If it isn't there, contact us with the email you used at checkout and we'll re-send within one business day, to any address you prefer.

How do payments work?

Stripe handles checkout — credit/debit cards, Apple Pay, Google Pay, and Stripe Link. Your card details never touch our servers. All charges appear as "APARTMENTMAILER.COM" on your statement.

What's your refund policy?

Because the list is delivered instantly as a digital file, we don't offer routine refunds after download. If the list you received is materially wrong — wrong building, significantly fewer units than shown, corrupt files — contact us within 7 days and we'll make it right, either with a corrected list or a refund.
